Converting back house into a shop

If you have any interest in renting / using the living space, I would extend the closet wall to close off the living room, then add a double door as mentioned above. That gives you the two big rooms for shop space, and limits openings for dust penetration to the living space. Of course, that living space is little more than a dorm room, but a sizeable one. Overlap of the HVAC systems might be some concern, especially if you are finishing in the 'living room'.

What do you guys think about this space being too nice for a shop? I'm a bit torn. There is a part of me that wants to tear down to studs and rebuild in more of a shop aesthetic, using something like t1-11.

I would change nothing for now but what needs it. Save remaking walls for when you move out of that space. Shops aren't typically hard on walls. Shop owners and helpers could be.
